Sherford Community Land Trust (SCLT) is a membership-based organisation made up of four distinct member groups—A, B, C, and D—each representing key stakeholders in Sherford’s future. These groups nominate or elect representatives to sit on the Trust’s Board of Directors, which is responsible for governance, oversight, and setting the strategic direction, mission, and vision of the organisation.

Membership explained

A Members are Sherford’s two housing developers: Taylor Wimpey and Vistry.

B Members are the four local councils: Brixton Parish Council, Devon County Council, South Hams District Council, and Plymouth City Council.

Each A and B Member appoints one director to the Board, making up the current structure of two A Member Directors and four B Member Directors.

C Members are homeowners or property owners in Sherford.

D Members are individuals who live or work in Sherford but do not qualify as C Members.

C and D Membership is designed to give a voice to the people who live and work in Sherford. They have the same membership rights, including voting at Annual General Meetings (AGMs) and standing for election as Community Directors to represent the neighbourhoods they live or work in.

Sherford will ultimately consist of three neighbourhoods: West, East, and Central. Each neighbourhood will be represented on the Board by Community Directors. West and East will each elect two Community Directors, while Central—being twice the size—will elect four. Once a neighbourhood reaches 50% development completion, it becomes eligible to elect its representatives. With West now meeting that threshold, residents there will be able to elect the first two Community Directors.

Ultimately, once Sherford is fully developed, the board will include eight Community Directors (C or D Members) and four local authority B Directors. At this point, the A Directors representing the housebuilders will step down, resulting in a maximum board size of 12 directors, giving the community principal control.

If you are a homeowner, you have automatically applied to become a member of the Trust through your TP1. Your membership applies to the household, not to individual residents. This means that everyone living at the same address collectively constitutes one member, with one vote. Similarly, for business premises—regardless of how many partners own the business—the property collectively constitutes one C Member, with one vote.

Each C Member is entitled to stand for election to the Board of Directors and to vote at the Annual General Meeting (AGM).

C Membership

C Members are also contractually required to pay the annual CLT Fee—£40 per year (linked to the Retail Price Index)—to support the Trust’s long-term sustainability and community benefit.

Following the purchase of you property, you should receive information about your membership, once the Trust receives you details and has processed your membership. 

D Membership

You are eligible to apply for D Membership if you are:

– A tenant in either private or social rented housing
– A shared ownership resident (part-owner of your home)
– A local worker with a permanent contract and Sherford as your main place of work

D Members also receive one vote per household at AGMs and are eligible to stand for election as Community Directors for their neighbourhood.
